
Pricing is one of the most common challenges for self-employed cleaners. Charge too little and you're overworked and underpaid; too much and you struggle to win clients. Here's how to get it right.
UK cleaning rates vary significantly by region. London rates typically run £15–£20/hour; major regional cities £13–£17/hour; smaller towns and rural areas £11–£14/hour. Research your specific area by checking local job boards, Gumtree listings, and what platforms in your area are charging.
Don't charge the same for all service types. Deep cleans and end of tenancy cleans are more labour-intensive and should command a premium — typically 30–50% more per hour than a standard clean, or a fixed project rate based on property size.
Hourly works well for regular cleans where you know the property. Fixed prices work better for end of tenancy and deep cleans where scope can vary — it protects your time if a property is in worse condition than expected.
Annual rate increases of 3–5% are entirely reasonable and most clients expect them. Give a month's notice, frame it professionally, and your best clients will stay. If they don't, they weren't sustainable clients anyway.
